Data Centers
Power is the bottleneck for Europe’s data centers. Kodo GE assembles the sites that solve it: land, grid capacity and utilities, ready for the operator.
European data center demand is no longer constrained by capital or hardware. It is constrained by access to power, land and permits, and capacity that cannot get a timely grid connection is delayed, relocated or cancelled.
Kodo GE acts as the local enablement layer. We bring together land, transmission-grade grid capacity, cooling water, heat offtake and fibre, and run the permitting workstream, so operators can focus on the compute layer: design, build, capital and tenants.
Our first data center development, Project Boreas in Ventspils, Latvia, combines a 46.2 ha site in the Freeport of Ventspils with 550 MW of grid capacity via a 330 kV connection to AST, Latvia’s transmission system operator.

The enabled site: land, grid capacity and connection inputs, site utilities such as cooling water, a heat interface and fibre, and the permitting workstream. The operator brings the data center design, build, capital and tenants.
An EU, eurozone and NATO jurisdiction with transmission-grade grid infrastructure, a cool climate and special economic zone regimes for strategic infrastructure. Incentive treatment is confirmed project by project.
Where a district-heating network is nearby, excess heat can be sold rather than rejected. This is the Nordic model, where operators are paid for recovered heat.
